This project involved the complete renovation of a residential property approximately 30 years old, located in La Zenia, Orihuela Costa.

The house was structurally sound but outdated in design, functionality, and technical performance. Like many properties of this age in the region, it required full modernization to meet current living standards.

The goal was to transform the property into a modern, efficient, and fully functional home — comparable in quality and comfort to a new build.

DESIGN CONCEPT

The house's original architecture was understated yet had distinctive features. This allowed for new interpretations without compromising the house's essence. We envisioned the house as a perfect fit for a Japandi theme with a touch of Spanish heritage and luxury. We incorporated dramatic shapes using natural materials and an earthy colour palette both inside and outside, while still honouring the house's Spanish roots.

From an outdated 1984 house to a contemporary three-bedroom townhouse — see the transformation unfold.

The Entrance

Behind the closed gate is the first ground floor terrace with over 50 square meters of space. The terrace is fully tiled and can accommodate one car. The terrace faces south.

Kitchen / Dining

The house's heart is designed for meals of all sizes, and it is one of the most valuable features of the house. The cabinets are made of solid oak and have soft-close hinges. The natural granite countertops are both durable and beautiful.
You can access the second-floor terrace from the kitchen.

Living Space

The living room on the first floor is a pleasant area for guests or those staying in nearby rooms to relax. It is also a calming space for the eye when passing through to the terrace, attic, office or bedrooms. The room is equipped with a 4K TV.

Bedrooms

Solarium

The roofed terrace is probably the most striking space in the house. It is a perfect spot to relax with a book and a refreshing drink on sunny afternoons while enjoying the view of La Zenia. It’s also the where the evening sun stays the longest due to its elevated position and south orientation.

Bathroom

Speaking of tiles, this one is amazing! The light tone of the background creates an airy atmosphere, while the combination of the Calacatta Gold natural pattern with oak optic tiles adds warmth to the space. The washbasin top is made of black gold granite and features golden finishes, providing a luxurious accent.

The light chosen for the bathroom has a sleek and modern feel that matches the style of the entire house. This mirror has a backlight that provides perfect and pleasant lighting. This light is versatile and will complement any future redecorating or styling changes in the space.
